Unplanned 250 acre parcel of raw land.
Organize and facilitate a development Charette to determine the land parcel’s highest and best use.
Identified and recruited a blue ribbon, inter-disciplinary team of real estate marketing, planning, development and operating personnel; prepared and distributed an extensive pre-meeting briefing book to familiarize participants with local and regional market conditions and technical specifications of the parcel; set agenda and coordinated all travel arrangements for a two day, on -site planning workshop; served as participant and facilitator in team investigations of the site’s commercial, residential, resort and institutional potential;  prepared post Charette summary report.
Reached team consensus on highest and best use; provided land owner with basic outline of innovative mixed-use development including specific uses, allocated acreage, target audience, building mix and price points, and overall development theme.
